The ITE o Technical Inspection of Buildingsmust also happen in your single-family dwelling, that is why it refers to buildings and not only to buildings.
The purpose of the technical inspection and its subsequent renewals is to carry out a check on the stability, safety, watertightness and habitability or effective use of buildings whose useful life, due to their age and the passage of time, is assumed to be exhausted.
Which buildings are subject to inspection?
All listed buildings and/or buildings older than 50 years, and therefore it is clarified that single-family houses also have to go through this procedure.
Who does it oblige?
Al owner or legitimate owners (natural or legal persons) as well as the Communities of Owners in the case of buildings consisting of premises and dwellings under horizontal division.
How to pass the ITE?
The owner hires a competent professional which determines whether the building is in good condition.
Which technicians are competent to carry out the ITE?
Architects, Building Engineers or Engineers in accordance with the provisions of the Ley de Ordenación de la Edificación or applicable regulations.
What can be the outcome of the inspection?
It will be favourable if no works are necessary, i.e. if the building complies with the conditions of stability, safety, watertightness and structural consolidation and with the conditions of habitability and effective use according to the intended purpose of the construction or building.
It will be unfavourable whether work is necessary to achieve these conditions.
What needs to be inspected?
- Security, stability y structural strengthening(b) the damage, including any damage originating from or affecting foundations, supports, beams, floors, load-bearing walls or other structural elements which may compromise the mechanical residence and stability of the building or construction
- Security relating to facades interior, exterior and party walls of the building or construction, especially of elements that may pose a danger to the public road or interior areas of the building, such as slab fronts, cornices, cladding, etc.
- Watertightnessindicating the general state of roofs, roof terraces, parameters and exterior carpentry.
- General state of networks plumbing y sanitation.
- State of habitability or effective use.
